Building Handover Manuals | Monarto Zoo Luxury Lodge, SA – AUS

The Safari Lodge at Monarto Safari Park in South Australia delivers a new standard for luxury wildlife accommodation. Situated within the Wild Africa precinct, the lodge overlooks a natural waterhole where animals freely roam, offering an immersive safari experience less than an hour from Adelaide. The development includes 20 luxury safari tents and a central lodge with restaurant, swimming and plunge pools, gym and outdoor lounges. Each tent features premium interiors, private decks and thoughtful inclusions that connect guests directly with the surrounding environment.

This project expands the destination experience available at Monarto Safari Resort, itself a broader hospitality and conservation-focused initiative that merges wildlife engagement with world-class accommodation. Guests staying at the Safari Lodge enjoy exclusive packages that include meals, beverages, and guided safaris through the Wild Africa precinct, deepening their connection to the animals and landscape.

Services provided by Dewick & Associates

Dewick & Associates was engaged by Long Contracting to produce comprehensive building handover manuals for the main lodge and for the luxury eco tents. These deliverables provide long-term operational clarity for the resort’s facilities and support the ongoing performance of installed systems. Our services included:

  • Comprehensive Building Handover Manuals – using nucleus, the D&A online portal, subcontractor information (e.g. literature, warranties, certificates, test results) is collated and technically authored into a complete manual.
  • Provision of Preventative Maintenance Log Sheets and Fault finding processes
  • A dedicated Client Coordinator to ensure current technical data was collated to enable detailed bespoke documentation to be provided.

By consolidating all technical data into a single reference point, these manuals empower facilities teams to streamline troubleshooting and optimise preventative maintenance schedules over the building’s entire lifecycle.

Boris Vukojevic, Contract Administrator/Project Manager at  Long Contracting Pty Ltd commented on the project collaboration with Dewick & Associates.

“Working with Dewick on the Monarto Safari Lodge was a streamlined experience. They delivered high-quality, accurate building manuals well within our project timelines, demonstrating a level of professionalism that significantly reduced our administrative burden during the commissioning phase.”

The importance of clear building handover documentation

For a property of this scale and complexity, clear, accurate documentation is critical. Handover manuals serve as the foundation for building longevity by:

  • Reducing uncertainty for facilities managers and operators.
  • Supporting compliance with safety, warranty and maintenance requirements.
  • Providing structured guidance for servicing and troubleshooting systems.
  • Helping preserve asset value and extend the operational life of building services.

Well-prepared manuals reduce reliance on external contractors for day-to-day operations and help maintain guest comfort and satisfaction over time.
