Fosse House is a residential care home located within St Albans which offers residential and specialist dementia care, as well as short-stay breaks.  The new 50-bed building has been constructed to replace the existing outdated home.

Dewick & Associates have supported the Mechanical Contractor with a comprehensive portfolio of Handover Documentation for the project including O&M manuals, CIBSE ™ 31 Log book and a Building User Guide.   

Our in-house technical writing team included full systems descriptions, operating and maintenance information in the O&M manual, based on the bespoke contractor drawings and technical data of systems installed. It is important that this reference information is relevant and current as future owners / tenants will refer to this for operation and maintenance guidance.

To further support the correct, efficient and safe use of the building, Dewick & Associates provided a Building User Guide detailing simple, clear, and concise instructions on how to operate and use the various systems within the building i.e. lighting / air conditioning systems.

Lastly, a CIBSE ™ 31 Log Book was provided for the building in line with Part L2 of the Building Regulations.  This working document is kept with the building during its lifetime, providing an overview of building design, intended operation, and added to and updated as the building is used and operated.  We draw on the information included within the O&M Manuals and H&S Files along with As Fitted Drawings, emergency procedures, hazard register and BMS Functional Description.

All of the electronic issue documents have been provided with internal hyperlinks and QR codes for easy on-site reference at any time from any device.  These links are hosted by Dewick & Associates on a secure server.
