St John of God Midland Private Hospital, located in Midland, Western Australia, is a new 123-bed private hospital purpose-built to meet the growing healthcare needs of Perth’s eastern corridor, including Midland and surrounding Wheatbelt communities.

Planned to open in August 2026, the hospital features eight operating theatres, a Cath Lab with advanced technology, and patient-focused facilities designed to provide a contemporary, welcoming environment that enhances care and healing for patients, families, and clinicians alike.

Our Services

Dewick & Associates provided comprehensive O&M manuals for the hospital’s critical mechanical services and medical gas systems, supporting both commissioning and long-term facility management. The documentation is structured, technically accurate, and aligned with regulatory requirements, ensuring it is both practical and accessible for builders, hospital staff, and maintenance teams.

Technical authoring of O&M Manuals enabling efficient plant operation and effective maintenance for equipment longevity, including:

  • Detailed project, emergency and manufacturer contact lists
  • Technical descriptions of installed systems 
  • Clear operating instructions
  • Safety in maintenance guidance and preventative maintenance log sheets
  • Fault finding instructions for each installed system
  • Schedules of equipment and associated manufacturer’s literature
  • Asset registers which will be fed into and used by the Facility Management system. 
  • Section for the insertion of certificates, commissioning reports and as-installed drawings

Medical Gas Systems O&M Manual

The manual covers the medical gas systems serving Ground Floor to Level 4, commissioned by Centigrade Mechanical Contracting Pty Ltd in March 2026.

Scope of Installation:

  • Medical Gases: Oxygen, Medical Breathing Air, Nitrous Oxide, Carbon Dioxide, and Instrument Air Systems: Scavenger and Suction
  • Equipment: Medical air compressors, receivers, desiccant dryers, central scavenging units, medical vacuum suction pumps, instrument air compressor
  • Infrastructure: 18 isolation valve boxes, 20 Medical Gas Alarm Panels (MGAPs), associated pipework, electrical services, and automatic controls

Mechanical Services O&M Manual

Commissioned in February 2025, this manual details the hospital’s critical mechanical services installation, encompassing heating, ventilation, air conditioning, and specialised systems.

Key Mechanical Systems:

  • Thermal Plant: Three air source heat pumps (HHW), three chillers (ChW), one cooling tower (CW), pumps, buffer tanks, and ancillary equipment including chemical dosing and filtration systems
  • Air Handling & Conditioning: 31 ChW/HHW air handling units (AHUs), 18 ChW/HHW fan coil units (FCUs), 7 split ducted air conditioning systems, 1 wall-mounted split AC
  • Ventilation: Kitchen ventilation, 54 ducted general exhaust systems, smoke exhaust systems, toilet exhaust, pressurisation systems for the Central Comms Room and stairwells
  • Specialised Equipment: 101 variable air volume (VAV) terminal units, 12 resistive steam humidifiers, 2 in-row computer room AC (CRAC) units
