Project Oveview

Tandem Building Group recently completed the Cross Keys Road Industrial Development in late 2024, marking a significant expansion of their industrial portfolio. Situated in Salisbury South, the facility comprises a 5,000 m² warehouse coupled with a 200 m² office, purpose-built for modern industrial and logistics needs.

Services Provided

As part of the Cross Keys Road Industrial Development, Dewick & Associates provided specialist building documentation services to support project handover and long-term building performance.

We prepared the Building Handover Manual on behalf of Tandem Building Group and the Mechanical Services Operation & Maintenance (O&M) Manual on behalf of Glow. These deliverables ensure that both the building and its mechanical systems can be operated, maintained, and managed efficiently from day one.

Our documentation not only streamlines the handover process but also provides a clear and practical reference for facilities teams, helping them meet statutory obligations and support the ongoing performance of building systems. Services included:-

Builder Handover Manuals – Developed using nucleus, our secure bespoke client portal, we coordinated directly with subcontractors to collect and collate essential project information. This included manufacturer literature, installation and supply warranties, test certificates, and compliance records. All content was technically authored and consolidated into a single, easy-to-navigate builders handover manual.
Mechanical & Electrical Operation & Maintenance Manuals – Created to detail the safe operation, maintenance, and compliance requirements of building services. For this project, we produced the mechanical O&M manual on behalf of Glow, ensuring complete documentation of the systems they supplied.

Innovative Delivery & Sustainability Features

Delivered under a lump-sum contract, Tandem navigated complex challenges including construction on a floodplain, with exceptional planning and logistical precision. Their vertically integrated approach, as part of the Commercial & General Group, ensured streamlined project execution from subdivision right through to handover. Early contractor involvement minimised risks and reduced timelines substantially.

The project also incorporated several sustainability initiatives:

Rainwater harvesting systems
Daylight-responsive lighting
Stormwater swales to manage runoff
Translucent wall sheeting for natural light and energy efficiency
