Hammersmith Hospital London electrical infrastructure refurbishment and O&M manual project

Electrical O&M Manual | Hammersmith Hospital, London – UK

Hammersmith Hospital, part of Imperial College Healthcare NHS Trust, is undergoing a program of phased refurbishment and infrastructure upgrades to modernise its ageing estate and support long-term clinical demand.

Works include the renewal of critical building systems, upgrades to ward and specialist clinical areas, and improvements to energy efficiency and environmental performance. The program is focused on maintaining safe, reliable hospital operations while progressively improving patient and staff environments, and forms part of a wider long-term strategy to future-proof healthcare facilities across the Trust’s London hospital network.

Key Areas of Work

Recent and planned refurbishment activity includes:

  • Ward and clinical area upgrades, including reconfiguration and expansion of intensive care and inpatient spaces
  • Electrical and infrastructure improvements, upgrading critical hospital systems
  • Energy and decarbonisation projects, including low-carbon heating and cooling systems as part of wider net zero targets
  • Water, drainage, and building fabric improvements to reduce failure risks in older infrastructure
  • Cancer and specialist unit refurbishments, including upgrades within key clinical departments such as oncology services

Installation Scope & Design

The project includes the supply and installation of general power, final circuit wiring, earthing systems, RCD protection, general and specialised lighting (including medical examination lights), emergency lighting, and associated controls.

D&A Services: Electrical O&M Manual

Dewick & Associates were engaged to produce the Electrical Operations and Maintenance (O&M) manual for refurbishment work at Hammersmith Hospital, documenting the electrical services installed by KSE Services Limited following practical completion in March 2026.

Deliverables

Technical authoring of D&A format O&M Electrical Services Manuals included:

  • Detailed project, emergency and manufacturer contact lists
  • Technical descriptions of installed systems
  • Clear operating instructions
  • Safety in maintenance guidance and preventative maintenance log sheets
  • Fault finding instructions for each installed system
  • Schedules of equipment and associated manufacturer’s literature
  • Section for the insertion of certificates, commissioning reports and as-installed

The manual was developed to provide clear, structured, and accessible information to support the safe and efficient operation of all electrical systems within the facility. In addition to compliance with key British Standards, the documentation was also prepared with reference to relevant NHS Estates guidance, including Health Building Notes (HBN) and the Health Technical Memorandum (HTM) 08-03: Bedhead Services, ensuring alignment with healthcare-specific operational and safety requirements.

Designed in accordance with BS 7671, BS 9999, and other relevant British Standards, the documentation ensures the installed systems meet required safety, performance, and compliance benchmarks while supporting the unique operational demands of a live healthcare environment.

Beyond compliance, the O&M manual plays a critical role in supporting three key stakeholder groups:

Builder and project delivery teams
It provides a complete, structured record of the installed electrical systems, supporting smooth handover, demonstrating compliance, and reducing post-completion queries or risk exposure.

Facilities and maintenance teams
It enables day-to-day operational confidence by clearly setting out system details, maintenance requirements, and safe operating procedures. This helps reduce downtime, improve response times, and support long-term asset performance.

Patient care and hospital operations
Reliable, well-documented electrical systems underpin uninterrupted clinical environments. By supporting safer maintenance and more efficient fault response, the documentation contributes directly to continuity of care and operational resilience.

In high-stakes healthcare environments, well-structured O&M documentation is not just a handover deliverable. It is a foundation for safe, reliable, and efficient building operation over the life of the asset.

Why choose Dewick for Hospital Projects

Dewick & Associates brings specialist experience in healthcare and complex infrastructure environments, where documentation quality directly impacts safety, compliance, and operational performance. Our team understands the demands of live healthcare settings and the importance of precise, usable information for facilities teams working under pressure. We don’t treat O&M manuals as a compliance exercise alone. Instead, we focus on building structured, intelligent documentation that supports long-term asset performance and reduces operational risk. Across our healthcare projects, we consistently go beyond minimum requirements to ensure information is clear, accessible, and genuinely useful for those responsible for maintaining critical hospital systems day to day.
