The development at 31–53 Cremorne Street, Melbourne, is a landmark commercial project spearheaded by Vicland Property Group, reinforcing Cremorne’s reputation as one of Melbourne’s fastest-growing technology and creative precincts.

Designed by Hassell architects, the project occupies a 3,538 sqm inner-city site and delivers a 12-level A-grade commercial building comprising more than 17,000 sqm of premium office space, integrated ground-floor retail, and a distinctive sandstone brick podium.

Strategically positioned adjacent to Richmond Station, the building is designed to attract high-calibre tenants through both its location and premium end-of-trip and well being amenities, including a world-class social wellness club. The development sets a new benchmark for modern commercial workplaces in inner-Melbourne.

Auscool Air Conditioning & Mechanical Services successfully completed the Design and Installation of all Mechanical Services for this standout Cremorne office development in partnership with Maxcon Constructions Pty Ltd. Despite limited access and the busy surrounds of Richmond Station, the Auscool team executed the works with precision, incorporating sustainable practices and energy efficient technologies throughout. The installation including the following systems:

  • Hybrid Variable Refrigerant Flow (VRF) Systems to the base building office areas
  • VRF Heat Pump Air Conditioning Systems to the Lobby spaces
  • Dedicated cooling for critical infrastructure, including the Base Build DAS, Distribution Rooms, and Common Area IT Rooms.
  • Energy Recovery Ventilation (ERV) systems to the amenities
  • Speciality Environmental Control to the Ground Floor Studio 2 Hot Yoga
  • Pool Environment Air Conditioning
  • General and Toilet Exhaust systems
  • Car Park Ventilation
  • Smoke Spill and Stair Pressurisation Systems

Dewick & Associates was engaged to deliver the Mechanical Services Operation & Maintenance (O&M) Manual, supporting a high-quality building handover and long-term asset operation.

Our role was to ensure all mechanical systems were fully documented, compliant, and presented in a format that supports efficient operation and preventative maintenance from day one, providing a high level of technical accuracy, clarity, and usability for facilities management teams.

Dewick & Associates delivered a comprehensive Mechanical Services O&M Manual, including:

  • Full technical authoring for the mechanical services scope of works
  • Detailed preventative maintenance log sheets
  • Clear fault-finding procedures to support facilities and maintenance teams
