Mechanical O&M Manual | Petts Hill Primary School, London – UK

Dewick & Associates supported the mechanical services upgrade at Petts Hill Primary School in Northolt, part of planned condition improvement works commissioned by the London Borough of Ealing. The work formed part of broader capital works targeting priority mechanical system upgrades across Ealing-maintained schools, including neighbouring John Perryn Primary School. The contract was awarded to deliver comprehensive improvements to the school’s mechanical infrastructure, ensuring reliable heating, hot and cold water delivery and compliant system performance for building users.

Dewick & Associates Deliverables

Dewick & Associates was engaged to deliver the complete mechanical services operating and maintenance documentation for Petts Hill Primary School, ensuring the school and facilities teams were equipped with clear, accurate and usable technical information from day one.

Our scope included:

  • Mechanical Services O&M Manual developed specifically for the installed systems.
  • Full technical authoring covering the complete mechanical services package of works.
  • Preventative maintenance log sheets and fault-finding processes, supporting day-to-day operation and long-term asset care.
  • Digital delivery provides secure online access to up-to-date documentation.
  • A dedicated Client Coordinator, responsible for collating current technical data and producing fully bespoke, project-specific manuals.

The resulting O&M manual provides long-term value for the school by simplifying system operation, supporting statutory compliance, and enabling maintenance teams to respond quickly and confidently to faults. Clear documentation reduces reliance on external support, protects warranties, and helps extend the life of critical mechanical assets, ensuring continuity of comfort and safety for students and staff.

  • Technical expertise: Our team includes qualified engineers and experienced in-house technical writers who understand not only how building systems are documented, but how they are designed, installed, commissioned, and maintained.
  • Project integration: Our team works closely with contractors and local authority stakeholders to align systems with broader building objectives.

Compliance with UK mechanical services regulations

Mechanical services in UK education buildings must meet a range of regulatory standards. Key frameworks that guided this project included:

  • Building Regulations (Part L and Part F): These set minimum requirements for energy efficiency and ventilation of heating and hot water systems to ensure comfort and reduce carbon footprints.
  • British Standards (e.g. BS 6465-3:2020 for sanitary selection, installation & maintenance, BS EN 12828 for heating systems): Standards governing design, installation and testing of heating and hot water plants.
  • Health and Safety Executive guidance: For safe installation of gas appliances and pressure systems, supported by Gas Safe registration and Gas Safety (Installation and Use) Regulations compliance.
  • Education sector compliance: Local authority condition programmes ensure that installed systems support statutory duty of care for pupils and staff in maintained schools.
