The new 14-level office tower, located in the heart of Adelaide will provide approximately 14,000m² of prime-grade office accommodation along with a café and retail area at Ground Floor level.
The building floorplate has been designed to enable flexibility, full floor or part floor fit-outs and incorporates floor-to-ceiling glass windows for full access to natural light. The building also boasts outdoor breakout spaces on all upper floors, an onsite car park and state of the art end-of-trip facilities which incorporates a high count of bike racks, changing, locker and showers facilities.
With ESD in mind, the building delivers an A-Grade office space per PCA guidelines and targeting a 5 Star Green Star rating Office Version 3 and a 5 Star NABERS rating. The mechanical systems benefit from the high-efficiency façade to reduce solar transmission with high-efficiency HVAC systems and CO2 monitoring systems which continually monitor and adjust outside air ventilation rates.
Dewick & Associates have provided a range of services to support the mechanical contractor on the project including airside and waterside static calculations, ductwork and pipework sizing, Fire Matrix, Commissioning Plan and O&M manuals.
