Located on a brownfield site on the outskirts of Erdington, Birmingham, the new development comprises two units providing warehouse and office accommodation. The units’ combined floor area of 9,315m² includes office space on the first floor, site car parking, and service yard areas. 

Dewick & Associates provided construction documentation support to the project mechanical contractor in the form of:

• Mechanical O&M Manuals to provide detailed information on the mechanical systems installed in each unit. They include operational guidelines, maintenance schedules, and troubleshooting recommendations. This assists systems to run efficiently, extend equipment lifespan, and ensure compliance with regulatory and warranty requirements.
• CIBSE TM31 Log Book which is vital for recording and monitoring energy consumption. The document enables the operational performance and efficiency of the installation to be tracked, helps identify areas for improvement, and aids in making informed decisions for future energy upgrades.
• Building User Guide to offer practical instructions for day-to-day building operations, maintenance tips, and safety information. 

Together, these documents enable the building user to understand the mechanical systems installed, how to operate and maintain them, and also provide a systematic approach to the monitoring of energy consumption, energy efficiency, alterations and additions in the future.
