Project Overview

The landmark Eighty Eight O’Connell development has redefined North Adelaide’s city fringe, transforming a key site into a vibrant mixed-use precinct. Developed by Commercial & General and delivered by Tandem Building Group, the $300 million project features three interconnected buildings above a three-level retail and commercial podium, complete with residential spaces and a 2,000 m² Sky Park. Designed to bring new life to O’Connell Street, the development blends lifestyle, wellness, and community through a carefully curated mix of tenants. 

Flagship retailer Mercato anchors the ground floor with an 850 m² Italian food market, wine bar, and cafe, complemented by tenants including National Pharmacies, Icon Cancer Centre, and additional key service retailers and providers. Together, they create a connected destination that celebrates modern living in North Adelaide.

Dewick & Associates’ Role

Dewick & Associates was engaged by Climat Commercial, the Mechanical Contractor, to prepare the Mechanical Operating and Maintenance (O&M) Manual for the Mercato tenancy. Our technical team provided full authoring of mechanical documentation, including Preventative Maintenance Log Sheets and Fault Finding Processes, ensuring detailed, user-friendly information for facility management and ongoing maintenance.

Our dedicated Client Coordinator worked closely with project partners to ensure all data was current, accurate, and compiled into bespoke, compliant documentation, providing long-term value for consultants, maintenance personnel, and building management teams.
