
Mechanical & Electrical O&M Manuals | South Bank Quay, Quay Facility Building, Redcar – UK
South Bank is located on the western side of Teesworks, the UK’s largest Freeport, situated on the River Tees. A new 450-meter dedicated quay has been built to service the offshore sector, offering a 125 acre hard standing for manufacturing, storage and mobilisation. As part of this project, The Quay Facilities Building, 2-storey office and warehouse complex, will support the operations of the South Bank Quay.
Dewick & Associates have provided a combined Mechanical & Electrical Operation & Maintenance Manual (O&M Manual) for the project on behalf of the Principal & MEP Contractor.
The mechanical services installation comprised:
- Low Temperature Hot Water (LTHW) heating system served by Air Source Heat Pumps (ASHPs) and circulation pumps, connected to LTHW radiators;
- Air-cooled, reverse cycle Variable Refrigerant Flow (VRF) and split type air conditioning systems;
- Ventilation system including Heat Recovery Units (HRUs) and stand alone exhaust ventilation fans;
- Sewer drainage, hot and cold water systems serving sanitary fixtures and fittings.
The electrical services installation comprised:
- Underground consumer mains serving a site main switchboard and distribution boards providing power throughout;
- Electric Vehicle Charging (EVC) stations;
- General, Emergency and Exit lighting systems;
- Structured CAT 6 communications cabling system;
- Security Grade 2 access control system complete with Warning and Internal Sounders;
- Lightning protection system.
The provision of O&M Manuals is critical for such a key building, which supports and facilitates important industry. The documentation provides detailed information on the building systems, their operation and maintenance requirements. Following the guidance and processes within the documents will ensure that all the systems are operating efficiently and at their best.
