Mechanical O&M Manual | Luxe Lansdowne, BC – Canada
Project Overview
The Lansdowne redevelopment is a landmark mixed-use transformation in Richmond, British Columbia, turning the former Lansdowne Centre mall into a vibrant, sustainable urban hub. Spanning 50 acres (20 hectares), the project will feature 24 towers, over 30,000 new homes, more than 1 million sq ft of retail and office space, and extensive public parks designed for recreation and community gathering.
At the core of Phase 1 lies Luxe Lansdowne, a joint venture by Townline and Canderel Residential, bringing three 15-storey residential towers (totalling 363 homes) plus a 77-unit office building, just steps from the Canada Line SkyTrain station. This prime location offers residents unparalleled convenience, with downtown Vancouver and YVR just minutes away via transit.
Services Provided
As part of Luxe Lansdowne, Dewick & Associates provided technical documentation services to support project handover and long-term building performance. We prepared the Mechanical Operation and Maintenance Manual on behalf of Ocean Park Mechanical. These deliverables ensure that both the building and its mechanical systems can be operated, maintained, and managed efficiently from day one.
Our documentation not only streamlines the handover process but also provides a clear and practical reference for facilities teams, helping them meet statutory obligations and support the ongoing performance of building systems. Services included:-
- Mechanical Operation & Maintenance Manuals – Created to detail the safe operation, maintenance, and compliance requirements.
- Project Coordination – A dedicated Client Coordinator collaborated with the mechanical contractor to ensure current technical data was collated to enable detailed bespoke documentation to be provided.
- Provision of Preventative Maintenance Log Sheets & Fault Finding processes.
The D&A Value Delivered
Through clear, compliant, and technically authored documentation, Dewick & Associates helped ensure the Luxe Lansdowne project met strict regulatory requirements while setting a foundation for long-term building performance.
The O&M Manuals provide accurate maintenance practices and compliance monitoring, while the Maintenance Matrix and log sheets protect the longevity of critical building systems by guiding preventative care. With a dedicated Client Coordinator managing data collation from the contractor, the process remained efficient and reliable, ensuring that nothing was overlooked. In addition, fault-finding processes and maintenance tools equip facilities teams with practical guidance for efficient troubleshooting, reducing downtime and risk.
